Is there a newer version of ANSI Z765 than 2021?
No. ANSI Z765-2021 is the current edition and the one Fannie Mae requires. There is no "ANSI Z765-2022" or "2023"; those are search guesses, not standards. Editions to date: 1996, 2003, 2013, and 2021. We will update this page the day a new edition is published.

What changed in the 2021 edition

The 2021 revision tightened the definitions of finished area and grade, clarified how stairs and openings are handled, and added guidance for spaces the earlier editions left vague (attached homes, obstructions under ceilings). The core rules, exterior measurement and the 7-foot ceiling, did not change.

The bigger change was outside the document: Fannie Mae adopted the 2021 edition as a requirement starting April 1, 2022, which is why appraisers who had ignored ANSI for 25 years started using it.

How to tell which edition was used

Appraisal reports written to Fannie Mae's requirement state the standard and edition in the improvements section. If a report just says "ANSI" with no year, or was written before 2022, assume the 2013 edition or none at all.
