Single-family detached home

A single-family detached home is a freestanding house built for one household, with no walls shared with another dwelling. It is the most common type of home in the United States.

ANSI Z765 was written for single-family houses, both detached and attached, such as townhouses. On a detached home every exterior wall can be measured from outside, which makes it the simplest case for the standard.

Other property types follow different rules. Condo units are measured from the interior of the unit, and two-to-four-unit buildings fall outside Fannie Mae's ANSI requirement and are reported on a different appraisal form.
